View Full Article→3% Down Foreclosure Properties? It’s True

Have a large amount of short sale real estate experience, I am attest to the fact that most lenders are “slow as molasses” when issuing a short sale decision. View Full Article→Danville real estate is still going strong and The Fuller Group has closed another listing in Danville, this time in the Alamo Creek community. Alamo Creek is located off of Camino Tassajara past Lawrence Rd, near the entrance to Blackhawk in Danville. It is also nearby Blackhawk Plaza and Blackhawk Auto Museum. The Alamo Creek community offers large, luxury homes by Shapell near new schools and open space. We listed 3461 Cashmere St for sale, an extravagant 4 bedroom, 3.5 bath, 3,944sq ft home, with a 3 car tandem garage. The home was built in 2006 and included over $100,000 in builder upgrades, including kitchen, cabinetry, flooring, appliances and landscaping. As is typical with Danville Real Estate, we had a lot of early interest from buyers in and out of the area.
This home happened to be a short sale, where the homeowner owed more on the property than it was worth. This required the seller’s lenders to approve the short sale and the offer price, which they did. We negotiated with the seller’s lenders and was able to get this Danville home sold at no cost to the seller, and at a great price for the buyer. The buyer was able to purchase at about $100,000 below market value!
